Liberty Hill Policies 

To ensure the enjoyment of everyone who stays with us, please respect the facility and the other guests by following our park rules. See below for our general list of rules and regulations and policies

Violations of the rules may result in a fine or the cancellation of your reservation without refund and the registered guest and party will be required to vacate the property.

CHECK-IN TIME: 1:00 PM.
Early check-ins are based on availability and will require an additional fee.
CHECK-OUT TIME: 11:00 AM. Late check-outs are based on availability and will require an additional fee. There are no refunds or credits for early departures. NO EXCEPTIONS.

PAYMENT: Payment must be made at the time of booking 

CANCELLATION POLICY: Cancellation at least 7 days in advance of the reservation start date will be refunded in full to the payment form in which it was paid, less a $25 cancellation fee. Payments will not be refunded for cancellations within 7 days of reservation, with the exception of weekly deposits. No refunds will be given after arrival or for partial stays. Refunds are the sole discretion of ERV Park staff. Guests who do not arrive within 24 hours of check-in will have their reservation canceled and will forfeit their deposit. To request a change to your arrival date, contact our office by phone or email. We will work to the best of our ability to accommodate change requests, change fees may apply. 

QUIET TIME: Quiet time is form 10:30 PM - 6:30 AM

SPEED LIMIT: 10 MPH Please watch for children


At sole discretion of Park, failure to adhere to each of the following rules may result in termination of all utility services and expulsion of Guest from Park without refund. To ensure the enjoyment of all of our guests, our resorts have established maximum occupant numbers for our various sites: RV sites – 6 guest maximum

CHILDREN: Parents or guardians are fully liable and responsible for the acts, conduct and safety of their children at all times. All unsupervised children under the age of 18 must be on their site by 10:00 PM.

CLOTHESLINES/HAMMOCKS: Are not allowed on grass areas. 

COMMON AREAS/FACILITIES: Our management is responsible for all common areas.

DOG PENS/FENCING: Not allowed on grass area.

FIREARMS/FIREWORKS: For the safety of all guests, the display or use of firearms or fireworks is prohibited.

FIRES: No open fires by the RV sites are allowed, only propane fire grills. Grills must be on asphalt, and not on grass.

LAUNDRY/RESTROOMS/SHOWERS: Help us to keep the restrooms and laundry facilities clean for your enjoyment. Please feel free to notify us if they are in need of attention.

MAIL/PACKAGE DELIVERIES: We do not accept any mail or package deliveries.

MARIJUANA: The possession and use of marijuana on this private property is prohibited.

SMOKING AND ALCOHOL: All buildings are non-smoking. Please dispose of butts in the proper receptacles. Colorado drinking age applies. No excessive drinking will be permitted.

RV REQUIREMENTS: All RVs must be owner occupied, well maintained and clean. Per Colorado law, each unit must have a 3-inch sewer hookup. The sewer connection must be sealed.
They must be registered and insured as a recreational vehicle (RV). LHRP reserves the right to deny your reservation based on the condition of your RV. Registration and insurance must be presented upon request of park staff.  


TRASH: Dumpster is located by the office; no trash or garbage is allowed to be left outside

RV PARKING / RV SITES
1. Each parking site is in recycled asphalt to indicate where to park and is capable of accommodating: 1. One (1) operating and movable motorized RV and one (1) operating and movable accompanying vehicle or trailer. Not to exceed the total parking site length (75 feet). Or, 2. One (1) operating and movable motorized vehicle and one (1) towable RV-trailer when combined or disconnected not to exceed the total parking site length (75 feet).
--If you have a tow-behind RV (travel trailer, 5th wheel, truck camper) the primary vehicle on your reservation must be the vehicle that can tow your RV. This tow vehicle cannot be stored off property.
2. RV and all vehicles must be parked between the recycled asphalt. RV-trailers may be unhooked from tow vehicle to be re parked at rear when more convenient.
3. Side by side parking is not allowed.
4. Un-paved or grassy areas are not to be used for: tents or camping of any kind, sleeping, tables, mats, grills, campfires, pet retention. Pets must not be tied or penned-up outside RV. any use of any kind. No stakes, posts or any other type of attachment or equipment temporarily used in support of RV or camping equipment of any kind.
5.Guest shall not: Disturb or disrupt others, Engage in loud, rude, or unruly activity. speed more than 10 miles per hour in Park. includes vehicles, bicycles and transport devices of any kind. communicate with Park and/or Park Representatives in an unprofessional manner.
6.Repair work on or around vehicles is not permitted. No work or repairs associated with a vehicle’s operational ability or maintenance are allowed in Park. The vehicle must not be made immovable or inoperable at any time. Vehicles that may become inoperable must be towed away for repairs. RV's must be mobile in case of natural disaster/ emergency.
7.All personal property belonging to Guest or any visitor of a Guest to the Park shall be there at the risk of Guest or of such other person. Park, its agents and employees shall not be liable for any damage thereto or for the theft or misappropriation thereof. Park is not liable for any damage or loss to RV, vehicle or fixtures, equipment, merchandise or other personal property of Guest located in Park.

GRASS AREA:
- Liberty Hill RV Park will water grass at nighttime. We will water grass between 11 pm and 2am.  Grass is watered with treated and disinfected palatable water. DO NOT DRINK. If you would like to learn more about palatable, please visit this link. 
-Grass will be cut on Monday's Please make sure all items are off grass for our Maintenace crew to cut, edge and maintain grass.  
- All items must be picked up daily on grass, no items can be left on grass over an extended period of time as well as overnight. This will help us keep our grass healthy and watered evenly. 


PET RULES:
- Liberty Hill RV Properties are pet friendly.
- Up to 2 (two) pets are allowed per site
- Dog pens or fencing is not allowed - All waste from animal must be picked up
- Dogs must be on leashes no longer than 6 feet at all times and attached to a person.
- Dogs may not be left unattended at any time.
- Excessive barking will not be tolerated, and guests may be asked to leave.
- Any damage from your dog will result in charges equivalent to the incident, including replacement of any damaged items and labor.
- Any dog showing aggressive behavior or tendencies must leave the park immediately or will be reported to local Animal Enforcement.
- Pets must be up-to-date on all vaccines and records must be present at the time of check in

LARGE ANIMALS----COMING SOON
All large animals must have current health papers 
Horses staying with us require a current Negative Coggins and Health Papers


NO ACTIVITY IS ALLOWED IN OR ON THE POND SITE(s): Anyone found in violation of this rule will assume FULL RESPONSIBILITY for any injury, damage, fine or property ejection that may occur as a result of violation. Legal guardians will assume FULL RESPONSIBILITY for any minor(s) found in violation of this policy.

WINTER REGULATIONS: 

1.  Only RV vinyl skirting is allowed to insulate your RV’s underbelly. Styrofoam, straw bales, and any loose materials may not be used.
2.  Attaching styrofoam panels or bubble wrap to any part on the OUTSIDE of your RV is not allowed.
3.  Guests are required to have a heated waterline that is good to -20 Degrees F. Guests are responsible for keeping the water hose from the water connection to their RV thawed at all times. LHRP is not responsible for water past the spigot or damages resulting from occupant’s connection to the water supply.
4.  Sewer pipe heating and insulating is not allowed. We highly recommend using a rubber sewer hose or 3 inch PVC sewer lines. 5.Guests must dump their tank when full. They may not leave the valve open.
6.  Guests are not allowed to keep faucets running to prevent freezing.
7.  Only one item and your RV can be plugged into your pedestals. Anything else must be plugged directly into your RV, not the pedestal.
8.  LHRP will disconnect the following items without notice:
            - Leaking hoses
            - Non-comercially manufactured heated water hose.
            - Adaptors that do not have heat tape wrapped around them.
           - Hoses with a water filter attached. Please use an indoor filter during winter.
9.  100 lb propane tanks or smaller allowed. No more than 2 tanks.


Please note that the cost to repair any park equipment due to failure in following these winter rules will be the guest’s responsibility. 


RELEASE AND WAIVER OF LIABILITY: To the extent permitted under Colorado law, the guest accepts camping privileges with the understanding that the guest and all members of the guest’s party, do hereby waive, release, and agree to hold harmless Liberty Hill RV Park and its officers and employees from all liability for loss, damage, or injury to property or the person arising out of the use of the RV Park facilities. This waiver, release, and hold harmless agreement is intended to be as broad as permitted under Colorado law and apply to all uses of the RV Park, including all portions of the individual camp sites, parking, and all common areas within the RV Park. I have read, understand, and agree to the above Release and Waiver of Liability and to comply with all of Liberty Hill RV Park Rules.
